What other payments will I make aside the cost for the land?
Additional payment
shall be developmental levy and documentation fee only.
Developmental levy
is N1,000,000.00 (per 450sqm), it covers basic infrastructure of the estate
(earth road, security and electric pole).
Documentation Fee is
N1,000,000.00 (per 450sqm), it covers the Legal Deed and Individual Survey
processing.
These prices are
subject to upward review by the government and professional bodies involved.
Hence, we advise subscribers to make payment within the period of subscription
or pay 50% initial deposit and spread balance for 10 months.
Q6. Is there any time limit to commence
development on my land after allocation?
Yes, depending on your purchase objective.
1.
Subscribers
whose objective is ‘’buy to build’’ will be allocated plots within the A Section
of the Estate. Upon receiving physical allocation of individual plot(s), you are
to commence, development within 90 days or risk reallocation at your
own cost.
The minimum requirement is to erect 7-course cement block fence or a full foundation on the plot(s).
(For easy
identification and additional value to your plot of land, subscribers are
generally encouraged to take actual physical possession by way of fencing).
2.
Subscribers
whose objective is ‘’buy to keep’’ or ‘’buy to sell later’’ will be allocated plots
within the B & C Sections respectively. Upon completion of payment for land,
you will receive allocation of your individual plot(s).
However, subscribers are only
eligible for legal deed and individual survey upon payment for documentation Kindly note that maintenance and security fee for individual plot(s) will be borne by subscribers after
2 years (subject to Government regulations).
(For easy
identification and additional value to your plot of land, subscribers are
generally encouraged to take actual possession by way of fencing).
Q7. Is
there any restriction to the type of building I can build?
Subscribers are only
permitted to build Government approved structures. Tenement structures (face-me-I-face-you) are not
allowed.
Q8. At what point will my documents be handed over to me?
Subscribers are only
eligible for legal deed and individual survey upon payment for documentation.

Can I resell my allotted plot(s)?
Yes, you can.
However, approval must be sought and granted by LIFEPAGE Management. We
will require the details of the new buyer, including proof of payment, and
charge transfer fee which is 5% of the consideration (Total cost at which the
land is sold).

Does LIFEPAGE build for subscribers?
Yes, we do. However, our charges are based on prevailing rate.
Q.12 Is there any penalty for default in
payment?
Yes, a default
charge of 20% applies when subscribers fail to pay as agreed. Also, 6 months
consecutive defaults in payment shall be subject to prevailing market rate.
