Q5. What other payments will I
make aside the cost for the land?
Additional payment
shall be developmental levy only.
Developmental levy is N1,000,000.00
(for 300sqm – 600sqm), it covers basic infrastructure of the estate (earth road, security and access to electricity).
Documentation
Fee is N1,000,000.00 (for 300sqm –
600sqm), but free for the first 50 subscribers from April 2, 2024. It covers the Legal Deed and Individual Survey processing.
These prices are subject to upward review by the government and
professional bodies involved. Hence,
we advise subscribers to make payment within the period of subscription or pay 50% initial deposit
and spread balance for 10 months.
Q.6 Is there
any time limit to commence development on my land after allocation?
Yes, depending on your purchase
objective.
1.
Subscribers whose objective is ‘’buy to build’’ will
be allotted plots within the A Section
of the Estate. Upon receiving an actual physical allocation of individual plot(s), they are to commence development
within 90 days or risk reallocation at their own cost.
The minimum
requirement is to erect 7-Course cement block fence or a full foundation on the plot(s).
Also, they have
maximum of 1 year to secure their plots. LIFEPAGE shall not be responsible for the security of the
allotted plots after the maximum period stated
above.
2.
Subscribers whose objective is ‘’buy to keep’’ or
‘’buy to sell’’ will be allotted plots within
the B & C Sections respectively. Upon receiving an actual physical
allocation of individual plot(s), they are expected to visit the plots
regularly and keep it tidy.
Also, they have maximum of 5 years to secure their plots. LIFEPAGE
shall not be responsible for the
security of the allotted plots after the maximum period stated above.
Where Allottees in these sections decide to build within 90 days of
allocation, they will be moved to A-section without
any additional payment
for land. However,
if they decide to move after 1 year of allocation, they shall pay the
difference on the prevailing rate at
the time of reallocation.
Q.7 Is there any restriction to the type of building I can build?
You are only permitted
to build approved
commercial structures. Tenement
structures (face- me-I-face-you) are not allowed.
Q.8 At what
point will my documents be handed over to me?
Upon completion of payment, you will get a statement of payment.
Upon receiving physical
allocation, you will get an allocation letter,
Legal Deed and Individual
Survey. Please note that issuance of Legal Deed and Individual Survey is
subject to payment of documentation fee (except for the 1st 50 subscribers who get it for free).

estates do you have?

Q.10 Can I resell my allotted plot(s)?
Yes, you can. However, approval must be sought and granted by
LIFEPAGE Management. We will require the details of the new buyer, including proof of payment,
and charge transfer
fee which is 5% of the consideration (Total cost at which
the land is sold).
Q.11 Does LIFEPAGE
build for subscribers?
Yes, we do. However, our charges are based on prevailing rate.
Yes, a default
charge of 20% applies when subscribers fail to pay as agreed.
Also, 6-Months
consecutive default in payment shall be subject to prevailing rate.
